A 16-story, 236-unit Co-operative Building In the heart of downtown New Haven and the Yale University campus.

University Towers is a co-operative building conveniently located in downtown New Haven. Residential floors have studio, one-bedroom, two-bedroom, and three-bedroom apartments with ample windows and private balconies. The floor plans can be viewed here.
In addition, University Towers prides itself on being a community of residents who are interested in, and care for, both the building and their fellow neighbors. Its recent vote to respect others with a smoke-free environment demonstrates that care. University Towers Offers Our Community:
Homeowner's Association Fee (HOA)
There is often confusion between the Homeowner’s Association fee in a condominium and the HOA in a cooperative because they cover different expenses. The University Towers monthly HOA fee, which is partially tax deductible, covers a broad range of costs, including:
  1. Real Estate property taxes in New Haven (tax deductible for shareholder*)
  2. Interest on the underlying building property mortgage (tax deductible for shareholder*)
  3. Property insurance for the site and building
  4. Heat and hot water; common area electric service
  5. New Haven water and sewer fees
  6. 24-hour concierge staffing of the Lobby desk
  7. Full-time building manager and support staff
  8. On-site maintenance services for elevators and infrastructure and common area cleaning
  9. Maintenance and landscaping of the grounds, swimming pool, parking areas, and snow removal
  10. Trash removal and recyclable collection from each floor
  11. Laundry machine and laundry room maintenance
  12. . Video security inside and outside of the building
  13. Central fire alarm system maintenance
  14. Mail room services for convenient US Mail pick up/delivery
  15. Covered exterior bike racks and a common indoor storage area
  16. A Community Room for UT meetings, and gatherings, lectures, and reserved individual use.
*The property mortgage interest and property taxes are tax deductible for residents based on a calculation by their percentage of ownership in the building and IRS rules pertaining to deductions. UT shareholders may also request other routine maintenance be done by on-site staff for a reasonable fee.

UT’s “Walkability Score” is 98 out of 100 and is referred to as a “Walker’s Paradise.” Yale University, the
University of New Haven, Albertus Magnus College, Gateway Community College, Southern Connecticut State
University, and Bio-tech companies, like Alexion and other educational institutions and corporations are all in
close proximity to UT.

University Towers is also conveniently located to Yale New Haven Hospital, Smilow Cancer Center, a wide selection of Yale medical offices and laboratories, and other health services centered in New Haven. The historic New Haven Green, New Haven government buildings, the New Haven Free Public Library, the Yale Art Gallery, Yale Center for British Art, Yale Peabody Museum and Yale Repertory Theater can be reached on foot.
UT is within easy walking distance of many museums, galleries, sporting events, concert venues, theater companies, movie theaters, and a lively retail district with destination shops of all kinds such as the Apple Store, L.L Bean, Patagonia, the Yale Bookstore and other interesting smaller local shops. New Haven is known for its lively food environment with a wide offering of popular restaurants, coffee, and food shops – all within just blocks of University Towers.
New Haven is near Long Island Sound beaches, hiking trails, and has convenient access to other major northeast cities. The train station with service on Amtrak and Metro North is about ten blocks from University Towers. Tweed New Haven Airport, under 5 miles away, is being expanded with service to the major hubs. For convenience of travel: I-95, I-91 and the Merritt Parkway are all close by.
